With the US Federal Reserve looking to cut interest rates further, the backdrop for real estate stocks looks more favourable. Our focus remains on companies with solid balance sheets that can grow rents at or above inflation. We expect to see a continued divergence in performance between high-quality Grade A real estate versus Grade B assets.

We seek to make well-timed investments in undervalued real estate companies, favouring high quality real estate in land-constrained markets. We aim to identify real estate with a high asset base potential to build a well-diversified portfolio. The promotion of environmental and/or social characteristics is achieved through the fund's commitment to maintain at least 10% of the value of its portfolio invested in Sustainable Investments, as defined by the SFDR. Additionally, we apply a proprietary responsible screen (exclusion list). The manager is not constrained by the fund’s benchmark, which is used for performance comparison purposes only.

Global real estate stocks produced negative results in October as solid economic data and rising US Treasury yields led to reduced expectations for the Federal Reserve (Fed) to cut short-term interest rates aggressively at its November 6-7 policy meeting. Within the portfolio, our lack of exposure to Swedish companies contributed to relative performance as Sweden was one of the worst performing countries in the index. Stock selection in Singapore also aided relative returns as shares of a real estate investment trust (REIT) advanced following the release of solid quarterly financial results that showed strong distributable income and robust demand at its Frankfurt and Los Angeles locations. Conversely, our overweight allocation paired with unfavourable stock picking in the UK hurt relative results. Our notable overweight exposure to an industrial real estate company, which underperformed the broader UK market, meaningfully detracted from relative performance during the month. Negative stock picking coupled with a modest underweight allocation in the US also hindered relative performance. Here, our underweight position in a colocation data centre and our overweight to a warehouse company hurt performance as the latter sold off following an earnings release that showed weaker-than-expected underlying fundamentals, such as declining rents in Southern California.

The US, Japan, the UK, and Australia represent our largest country allocations. During the month, we continued to find opportunities where we feel valuations may be underestimating the durability of growth or turnaround potential within the company. In the US, we added to our position in a leading data centre colocation company. We believe the firm will command a pricing premium in a fast-growing industry. We also increased our stake in an American industrial property landlord with significant global scale, as we believe that the company is well positioned to benefit from supply chain reconfiguration and growth in e-commerce.
